MTD software for joint property owners

The short answer: if you own a rental property with someone else, Making Tax Digital for Income Tax only needs your share of the income and expenses, and each owner is assessed and reports separately (GOV.UK). HMRC's software finder doesn't have a joint-ownership filter, so we've checked what providers' own help pages say. Some let you set a different share for each property. Others use one share across everything, or don't say.

General information, not tax advice. How income is split between joint owners follows the normal tax rules, so check with an accountant for your situation.

What providers say about joint ownership

Alphabetical. These are the providers' own statements on 18 October 2026. "Not stated" means we didn't find it on the pages we checked, not that the product can't do it. Income sources are as listed on HMRC's software finder (sole trader or landlord view) on the same date.

What to check with a provider

Not on this list?

Any product on HMRC's software finder that lists UK property income can send your quarterly updates; the finder just doesn't say how it handles joint ownership. Check the provider's help pages, or ask them before you sign up. Our MTD software directory lists every product on the finder, A to Z.

Frequently asked questions

Can we use one software account between us?

Some providers say so. FreeAgent, Landlord Studio and Xero describe co-owners working from one account or organisation, with each owner submitting their own share. Sage says each co-owner needs their own subscription. Check the table above and the provider's current help pages.

Do I enter the full rent or just my share?

It depends on the product. Provestor, for example, says to record the full amount and it applies your percentage. My Tax Digital's bridging mode expects your own share. HMRC only needs your share in your submissions (GOV.UK).

Are joint owners a partnership for MTD?

Not automatically. FreeAgent, for example, tells joint owners to use a landlord account rather than a partnership account, saying HMRC treats jointly owned property as a partnership "very rarely" (FreeAgent FAQ). HMRC's Property Income Manual explains who is taxed on the profits of jointly owned property (HMRC PIM1030). If you think you're in a property partnership, speak to an accountant.
